Nice hotel, big rooms, great location (although, there is a construction site nearby), great breakfast, extremely friendly staff. Rooms in need of a refurbishment.

Booked a room with a terrace which was on the 3rd floor (room10). Firstly, currently (April 2013) there is construction work in the building next door, which is very very loud - banging, power drill noises etc. they warn you on checkin to expect it between 8am-6pm. At no point was this mentioned during our booking!! The bed was awful, the worst I've […] ever slept on. It must be very old mattress, you can feel springs sticking into you back. After complaining, all mattresses in the 240 are like that!! There was a cockroach in the shower. There is a large gap around the terrace door, so you get noise and heat, not to mention insects coming through it. I got badly bitten during the night, despite using their mosquito net and using our own plugin insect repellant - must have been a bug in the bed! We asked for a hotel change and they sent us to the "Blue Lime" (their partner hotel) which was only marginally better, but a much better mattress to sleep on. The 240 doesn't have a pool so they give you a voucher to use a partner hotel's pool. BREAKFAST is OK you get a roll and some eggs from the restaurant next door. Подробнее

There was an Excellent breakfast at the organic restaurant downstairs. I had a private rooftop pool. The room is a bit basic with a cement floor, though lots of space and light. My room was on the top floor up a few staircases. The AC was necessary in the heat. Loved the neighborhood, and location...central to all tourist sites. The street also has a number of great local restaurants, shops, and even a wine store. The included breakfast at 'Nature', an organic cafe3 next door was a real treat. And. excellent attitrude and service from the staff. A solid good rating.

The street the hotel is located on is quaint, with several interesting shops and a fantastic bakery down the street. It's not too far from Sisowath Quay, about a 15 minute stroll. Enjoyed a very large, modern, and comfortable room. Hotel staff very attentive, friendly, and helpful. Very conveniently located to the skytrain. A lousy breakfast buffet is the only downside.

We stayed here 4 nights, It was very noisy every day from 8 a.m to 5pm from builders next door, I think we should have been warned when we booked the hotel. The bathroom loooked very nice but the floor was flooded every time we used the shower.

The service was great. When we arrived they served us drinks, gave us a map and explained to us what's around the hotel and all the attractions to visit in Phnom Penh. They also will let you know what is the usual price of the tut tuks for each destination so that you won't get cheated. A great hotel in an excellent location - just a short walk down the road to the Royal Palace and the river. The room was lovely and clean, spacious and had tea/coffee, hairdryer and fruit. Overnight stop before being picked up for Mekong Delta tour. I would liked to stay longer just to stay at this hotel. The room was large and comfortable. Staff were very accomodating. Breakfast was delicious. We have been impressed by most of our stays in Asia, but this hotel stands out.

Very nice intimate hotel (only 10 rooms). Staff extremely friendly and helpful. Good location as only a few doors from some bakers/cafe shops, clothing boutiques etc and only 15 minute (1km?) walk from main water front and major choice of restaurants, shops, cafes etc. Breakfast was limited but surprisingly sustaining. No real hanging and storage space in the room, so if staying more than only a couple of days bring coat-hangers or be prepared to live out of your case. Daily maid service was thorough but everyday found private items had been moved, consequently somethings were misplaced never to be seen again. Some very small maintenance issues that need addressing ie, room safe not functioning properly and small water leak under toilet. Excellent new hotel with lovely rooms and friendly and helpful staff. We liked the painted murals and contemporary take on traditional design of the rooms and restaurant area. Excellent breakfast with fresh sourdough bread, although could be varied a bit.

Fantastic stay. room cool and comfy. Bed a wee bit hard but no prob sleeping. All beds I have come across so far same so just about used to the hardness. Staff were extremely good and helped with anything we needed. Breakfast was terrific and plenty of it. great stay and will be back. thanks.

The 240 is a great hotel which has been decorated using Chinese insipred themes, which we loved. The rooms are spotless, cosy and comfortable. The bathroom and toilet were also very clean. The location of this hotel is in the posh 270 street with many restaurants and cafes in the vicinity. The royal palace is also within walking distance of the hotel. […] We had come back to the hotel in the afternoon , totally drenched from the rain and the staff were kind enough to give us a room to change our clothes and dry ourselves,even though we had checked out earlier in the morning. This is a beautiful gem for 2.5 star hotel. I have stayed at 4 star hotels that are not as nice as this one. Whenever something is not perfect, just remember this is not a 4 star or 5 star hotel, and you will be just fine :) The staff here are fantastic. Stayed here two nights, 3 rooms for 6 people. Apart from some rooms not having partitions for the shower area, they were fairly spacious and comfortable to stay in. Breakfast here is very healthy and delicious.

The hotel is beautifully designed. The room was very clean and the bathroom was also great. The breakfast is great also, they give you coffee, fresh juice, eggs and fresh bread and butter. Also, you can use the swimming pool at their sister hotel, which is a short walk away. And towels are provided there. We really liked this hotel!

This was a really lovely contemporary styled hotel on 240 street, in one of the nicer areas of the city - a haven from some of the dirt and grime of some of the other parts of the city Style might not suit everyone - eg open plan shower, but we loved it. What a great little hotel, close to the Royal Palace. If you are looking for loads of amenities and public areas then not for you. Good location (quiet, but still ~10 min walk from the main strip), good breakfast, great wifi, etc. The staff had some problems understanding us (Canadians speaking English), but the signboard showing the expected prices for tuk-tuks to various popular locations in the city was very useful.

This boutique hotel is suited for those who prefer european style of decor rooms, likely honeymooners or those who prefer a more quiet hotel or area away from the Central market. For those who are less mobile, senior citizens or have lots of heavy or hardcase luggage - it will be better to notify hotel that you need rooms on lower floors or rooms without […] staircase to the bathrooms. The stairs may be abit steep for elderly or young kids to climb daily. There is no elevator in this hotel. Those who intend to shop daily - you need to either walk daily from hotel to the Central Market or Quay area, it takes about minimum 15 mins walking distance depending on your stamina/age. Or can take a tuk tuk if you can afford to spend more on daily transportation (about USD 3 or more). For those looking for local night suppers, not easy to find in this location unless you walk much further. Hotel staff is very polite and helpful. However, breakfast (very basic with eggs, hard bread, juice & fruits) should change their menu or offer some variety. After 2 days, we got bored with the same daily Western/European breakfast. Supermarket, KFC or Pizza place is about one to two blocks away. Paragon Shopping Mall (with Swenson ice cream) is just behind the block if you need to get basic groceries or drinks. Hotel was good with very nice staff and a lovely breakfast of eggs, rolls, jam, fruit tea or coffee. It's about a 20 min walk to the front were most of the bars restaurants are but only $1 tuk tuk if you haggle well. The hotel has a handy list in the lobby advising the most you should pay the tuk tuk drivers which works well as you are very confident […] when bargaining. The only complaint was we were plaqued by mosquitos especially inn the top floor room (we stayed twice). Even though we used a plug in we still did not escape the little blighters. Go for a lower floor although the hotel is very small with only a few rooms. There are a few restaurants just doors away although none appealed to us but thats just personal choice. Подробнее

I want to give this Hotel higher marks, It is a very modern boutique hotel that could easily be at home in Soho in New York. The staff was very friendly and the rooms are very clean. The street this hotel is a little off the beating path, but the street is quiet, which I appreciated after spending time in Phnom Penh, and Hanoi. There is a great Bar on the street, I believed it's called Ruby's and a great restaurant named Frizz Restaurant. Now the down side and why I can't give the hotel higher marks. To start, the room that I had paid for which was deluxe I found out after check in it was not available. They tried to apologies for the mistake with a free meal from their restaurant, but I feel like they should have told me this right away. The staffs understanding of english was minimal, there was a lot of misunderstandings. And finally there was no hot water.
